$100 million senior community headed to Wildlight

A $100 million senior living community will be part of the Wildlight master-planned community, according to a recent release.

Development firm BLDG Real Estate LLC and multi-generational senior housing owner and operator The Fellowship Family, both based in Valdosta, Georgia, have closed on $100 million in financing for 205-unit Fellowship Wildlight. The project is being developed as a joint venture between the two companies as they expand into Northeast Florida, the release said.

The financing team for the venture includes Peachtree Group, Florida Development Finance Corporation, Farmers & Merchants Bank, Greystone & Co. II LLC, and primary equity partners Promus Realty, the real estate investment platform of Promus Capital Management, and Turbine Capital, said the release.

Fellowship Wildlight will be located within Rayonier’s 24,000-acre Wildlight community, the release said. The development will include eight cottages, 24 memory care units, 48 assisted living units and 125 independent living units.

“Closing this financing represents a major achievement for our team and a strong vote of confidence from our financial partners,” said Kevin King, CEO of BLDG Real Estate, in a statement. “We are grateful for the support of our lending and investment partners who share our vision for delivering a best-in-class senior living community within one of the Southeast’s most dynamic growth markets.”

The project team includes Elkins Construction as general contractor, Stewart & Conners as architect, England-Thims & Miller as civil engineer and landscape architect, and Niles Bolton Associates as interior designer, a recent release noted.

This marks the third Fellowship senior living community in Northeast Florida, first announced in December 2022.

BLDG Real Estate and The Fellowship Family acquired and repositioned a 43-unit senior community, Fellowship Amelia Island, in April 2025. That property has seven memory care units and 37 assisted living units.

In August 2025, The Fellowship Family and BLDG Real Estate acquired Fellowship Cove at Marsh Landing, a 101-unit community in Ponte Vedra Beach with 22 memory care units and 81 assisted living units.

There are eight other Fellowship locations across Georgia and South Carolina.
