Two new projects bring baseball academy, industrial space to Yulee area

Two new developments are coming to Nassau County, adding recreational and commercial space to the growing Yulee area.

D-BAT Baseball & Softball Academies is planning a 15,000-square-foot indoor training facility off U.S. 17, less than a mile south of Florida 200 in Yulee. Following a March 25 service availability request to Jacksonville Electric Authority, Nassau County began its review of the D-BAT project April 21.

The facility, proposed on vacant land next to a Dollar General and owned by Jacksonville-based Holland-Zell Partnership LLP, will include 69 parking spaces and stormwater management systems, according to site plans. D-BAT, founded in 1998 by brothers Cade Griffis and Kyle Griffis, operates more than 145 locations nationwide, including franchises established since 2009, a recent release said. Services offered include private lessons, cage rentals, camps, clinics and classes. The company operates three other Northeast Florida locations in Jacksonville, St. Augustine and Green Cove Springs.

In another development, Pattillo Industrial Real Estate opened its first building at Wildlight Commerce Park in Nassau County on March 26. The 67,656-square-foot industrial warehouse at 100 Wildworks Ave. is about 1.5 miles east of Interstate 95 off Florida 200 in Yulee.

Pattillo broke ground on the building in June 2025. A second structure, measuring 149,104 square feet, is under construction at the site and is expected to be completed by the end of July, said Peter Anderson, vice president of new investments for Pattillo in a recent release. When finished, Wildlight Commerce Park is planned to include 12 buildings totaling 1.6 million square feet. According to a recent announcement, Pattillo, based in Atlanta with a Jacksonville office, announced in November 2022 that it would develop the commerce park over 10 years.

Wildlight is a master-planned, mixed-use community developed by Raydient Places + Properties, a subsidiary of Rayonier Inc., and includes residential, retail and health care components.
