The Nassau County Board of County Commissioners voted Monday to rezone four parcels within the Timber to Tides corridor and approved several contracts and expenditures.
Rezoning and future land use changes
Commissioners approved rezonings for 16.42 acres across three parcels and a fourth 0.85-acre parcel within the Timber to Tides area. The rezonings apply to properties within the Timber to Tides corridor owned by parties other than Rayonier’s Raydient LLC, whose properties were rezoned in a similar manner Jan. 12.
Three parcels totaling 16.42 acres were rezoned from Open Rural to Suburban and Urban Transitional zoning, and an 0.85-acre parcel was rezoned from Mixed Residential to Urban Transitional.
The Timber to Tides area uses zoning “transects,” ranging from T-1 (natural zone), where development is prohibited, to T-5 (urban center zone).
- A 10.5-acre parcel containing the Paul Clark Ford dealership and adjacent wooded land was rezoned from Open Rural to T-4.5 (urban corridor).
- A 4-acre vacant parcel was rezoned from Open Rural to a mix of T-1 and T-3, preserving sensitive areas while allowing suburban-scale development.
- A 1.9-acre tree farm and a 0.85-acre residential parcel were rezoned to T-3.5 (urban transitional).
Each rezoning was approved alongside companion legislation amending future land use designations.
